HOUSE RULES / AGB's
Dear guests,
Welcome to Casa Schindler. We are very pleased that you have chosen our house for your vacation. We would like to draw your attention to the house rules of the apartment. By ensuring that our guests understand and observe the house rules, we not only guarantee you a pleasant stay, but also ensure that the apartment is in perfect condition for subsequent rentals. Please read all the rules carefully to avoid any risks. If anything is unclear, please contact us in advance to avoid any misunderstandings. Please treat our house with the same respect as you would your own home, as we have gone to great lengths to make Casa Schindler a special place where our guests feel at home.
1. room organization
In the event of a power failure, you will find the switch box in the hallway directly to the left of the door.
Please make sure that all windows and doors are closed before you leave the house.
The first aid kit can be found in the wardrobe on the left, along with a bucket, dustpan, broom, vacuum cleaner, ironing board, iron and clothes horse.
2. general house rules
In order to make your stay as easy and pleasant as possible, we have compiled useful information that can be found in the visitor folder. The complete inventory list of the house can be found in our welcome book.
Please note:

Smoking is strictly prohibited in the apartment.

Coffee and tea capsules, a small first dinner (pasta and sugo), a small breakfast (toast, butter, honey), fruit, 1 bottle of sparkling water and a bottle of house wine are our welcome gift.

You can drink the tap water without any problems and the ice cubes in the fridge are fresh.

Bed linen, towels, washing-up liquid and toilet paper are provided.

If you need bathrobes for the pool, we will be happy to provide them separately.

If you need other items, you may find them on the "Mercato list".

Parents are responsible for their children.

Use of the gas barbecue and the pool area is at your own risk.

Please switch off lights, heating and other electronic devices when not in use.

The use of the WLAN is free of charge, compliance with the legal regulations is your responsibility.

We recommend that you take out travel cancellation insurance.

We reserve the right to terminate the rental contract immediately if the house rules are disregarded.
3. volume and quiet times
Just like our vacation accommodation, good neighborliness is important to us, as our neighbors live here all year round. Therefore, please respect the community and try to keep the noise level to a minimum, especially after 10 pm. We are convinced that your vacation will be even more enjoyable if you respect the people and property around you.
Should there be any complaints of excessive noise or disorderly behavior, we reserve the right to terminate the rental agreement immediately. In case of disputes or neighborhood complaints, we also ask you to inform us as soon as possible.
4. visitors & events
As part of our rental agreement, we require the names of all overnight guests. The total number of overnight guests (4) and visitors must not exceed 8 persons. Overnight guests are liable if their visitors do not comply with these house rules.
Additional overnight guests must be approved in advance and may not exceed the maximum number of 4 persons. Parties and gatherings of any kind are strictly forbidden in our house. The homeowner must be granted access to the apartment for repair and inspection purposes. The homeowner will exercise this right of access in a reasonable manner and, if possible, give prior notice.
5. parking and parking spaces
We have a parking space for one large vehicle on our property. It is also possible to park other vehicles along our quiet residential street. The driveway is large enough for large cars, but this is at your own risk. Damage to the property is at the tenant's expense.
6. use of the kitchen
We provide the basic kitchen equipment as well as basics such as cooking oil and simple spices. Please treat our kitchen and all kitchen utensils with respect so that they remain in good condition for other guests. Please air the kitchen after every cooking session. We also ask that you only use the dishwasher when it is full. Afterwards, please put all kitchen utensils back where you originally found them to simplify the final inspection. Cleaning products for the kitchen are located under the sink.
7. waste separation
To make it as easy as possible for you, we ask you to place cans, bottles and cardboard boxes in front of our garage door. We will dispose of these for you. Please dispose of the remaining waste in the bins provided. Please do not flush toiletries down the toilet, there is a separate bin in the bathroom for this purpose.
8. security & valuables
Your valuables are only safe if you remember to lock the apartment door when you leave. We are not responsible for the loss of personal belongings or valuables. If you have misplaced anything in the house, please let us know so that we can look for it when handing over and cleaning the apartment.
Children and safety
We have designed our vacation accommodation to be as child-friendly as possible. However, parents are responsible for the safety of their children. If you find anything in our house that is unsafe or needs attention, please let us know so that we can address the problem. We also ask you not to leave children unattended and to use the play equipment only under supervision.
9. pool area
Our vacation apartment has a separate pool area, which is only accessible via stairs and is located above the house. The pool area can be used daily from 9:00 am to 6:00 pm. The use of breakable crockery or glass is expressly prohibited in the entire pool area. As soon as splinters get into the pool, the entire 35,000 liters of water must be drained, the pool cleaned and fresh water reintroduced and heated up. The resulting costs would have to be borne by you. The existing plastic crockery from the kitchen can be used for drinks and food at the pool. We also ask you to shower before using the pool. For reasons of hygiene, we also ask you to place towels on the cushions of the loungers, chairs and lounge chairs. Children under the age of 14 and non-swimmers are only permitted to enter the pool area under supervision. Entering the grotto is prohibited for safety reasons.
10. terrace and garden
If you wish to eat and drink on the terrace in front of the apartment, please use glasses and crockery carefully to avoid breakages. In bad weather (rain, storm etc.) please close the parasol and move the outdoor furniture to the rain-protected area of the terrace. The terrace on the 1st floor, the barn (door to the right of the apartment) and the garden behind the house are not at your disposal.
11. smoking
Smoking is not permitted in our vacation apartment. If you wish to smoke, you are welcome to do so on the terrace. Smoking is also permitted in all other areas in the fresh air. However, please do not throw cigarette butts in the green areas of the house. Dispose of them in the ashtrays provided.
12. pets
We have 3 outdoor cats and an old Weimaraner dog. For this reason, we only allow small animals in cages. Please clean up after your pets immediately. Exceptions for larger animals must be clarified before booking.
13. barbecue
Is there anything better than a barbecue? So that this is also possible during your stay with us, we provide you with a Weber gas barbecue with 3 burners + side burner and all the necessary utensils. At least 2 propane gas bottles with a capacity of 5 liters each are available. You can borrow and use these for a fee. The gas cylinders themselves remain the property of the landlord. Please also remember to only use the barbecue utensils provided, not normal kitchen utensils. Please clean the barbecue after use and close the gas valve on the cylinder after use.
14 Damage & theft
Damage of any kind must be reported as soon as possible. In order to avoid damage, we ask you not to move any furniture in the holiday home. In addition, the clothes racks in the bedrooms and the wardrobes in the hallway are screwed to the wall. Any damage that does not fall within the scope of wear and tear will be covered by the tenant's liability insurance. Missing items will be added to the bill at check-out. We reserve the right to report theft to the police. The value of mobile items is defined in the inventory list. In the event of major damage or vandalism, the police will be called immediately.
15. keys
You have 2 front door keys at your disposal. The loss of a key must be reported to the landlord immediately. The lock cylinder of the apartment will then be replaced as soon as possible. The costs incurred for this are at your expense.
16. arrival and departure
Check-in on the day of arrival can take place from 2 pm. However, we kindly ask you to inform us in advance of your approximate arrival time. Check-out must take place by 11 a.m. on the day of departure. Please allow for a handover time of around 30 minutes.
17 Booking, Payment, Cancellation
The booking enquiry is made via contact form or email. If available you will receive the rental contract incl. house rules/AGB's. This offer is valid for 24 hours and then expires. Only upon receipt of payment in advance and return of the signed rental agreement will the booking be finalised and you will receive an invoice as proof of booking. Payment can be made by bank transfer or via "paypal"; you will receive the relevant payment information during the booking process. It is not possible to check in on site without prior full payment! In the event of cancellation, 10% of the total amount will be retained as an administration fee. From 72 hours before arrival, the cancellation fee increases to 50% of the invoice amount.
18. cleaning
Please keep the holiday flat in a clean condition during your stay, remove stains immediately, wash and put away the used dishes. Any soiling that you are unable to remove will be treated as damage. The holiday flat should be left swept clean and tidy. If this is not the case, €100 will be charged for the additional cleaning costs.

20. declaration of consent
We have drawn up these house rules so that every guest who visits our vacation apartment has a safe and above all pleasant stay in our vacation apartment. Compliance with these rules is essential for every overnight guest. By signing the rental agreement, the house rules are also accepted in full by all overnight guests. We hope you have a wonderful time with us at Casa Schindler.
21. data protection
The tenant agrees that within the scope of the contract concluded with him necessary data about his person will be stored, changed and / or deleted. All personal data will be treated with absolute confidentiality and will not be passed on to third parties. The tenant has the right to object to the storage of his/her data at any time. The deletion will take place within a reasonable period of time if there are no legal requirements (e.g. from a tax law perspective) to the contrary.
22 Liability
The invitation to tender has been prepared to the best of our knowledge. No liability is accepted for any impact on the rented property due to force majeure, power and water failures and storms. Similarly, no liability is accepted in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction sites or disruptions caused by natural and local conditions. However, the landlord will be happy to assist in rectifying the problems (as far as possible). The landlord accepts no liability for the use of the play and sports equipment provided. The landlord is not liable for personal items in the event of theft or fire. The hirer waives any claims for damages in this respect. The hirer is fully liable for willful destruction or damage.
23. final provisions
Photos and text on the website or in the flyer serve as a realistic description. The 100% correspondence with the rental property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g. furniture) while maintaining the standard of living. Should one or more provisions of these house rules/GTCs be or become invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by an effective provision that comes closest to the economic and legal intentions of the contracting parties. Austrian law shall apply. Place of jurisdiction and place of performance is Eisenstadt.
